    Rail Gauge Partners is an Atlanta based multifamily firm that acquires and develops multifamily and built-for-rent communities throughout the Southeastern US.As co-founder and owner of Rail Gauge, Mr. Schaumburg is responsible for company operations. He spends his time deal sourcing and raising capital with oversight of company acquisitions and ground up development while implementing the strategic direction of the company.Since 2010, he was a partner of Mesa Capital Partners, an Atlanta based multifamily investment and development firm that he co-founded with partners Jeff Tucker and Tom Bell. In his Mesa tenure, he raised and deployed $450 million of private capital into the acquisition and development of 57 apartment assets exceeding 15,000 units at a total cost of $1.6 billion. Mesa successfully exited 55 assets with a sale value of $3.7 billion and profit exceeding $1 billion.Mr. Schaumburg has an extensive background in real estate acquisition and development including low, medium, and high-density residential projects having acquired, entitled, planned, and financed multifamily apartments, land development, mixed-use, and single-family residential projects.Prior to Mesa, Mr. Schaumburg served as President for Tucker Development Partners, a land acquisition and real estate development firm that developed apartments, single-family subdivisions, and various other commercial and residential developments.Mr. Schaumburg received a Masters in Real Estate from the Massachusetts Institute of Technology and a bachelors degree from the University of Colorado in Journalism and Marketing. He is an active member of the Urban Land Institute, National Multi Housing Council, and the Atlanta Apartment Association. He is an avid fishermen, skier, golfer and boater and lives in Atlanta with his wife and four children.

    Zach Schaumburg has an extensive background in real estate development primarily in land development, mixed-use, single-family residential and multifamily apartments and condominiums. Mr. Schaumburg’s prior experience provides him knowledge of low, medium and high density residential projects having entitled, master-planned and financed large-scale, mixed-use residential projects and multiple multifamily and condominium projects. Mr. Schaumburg played an important role bringing Mesa Capital Partners to fruition. He is a partner and in his role at Mesa he is responsible for sourcing opportunities, managing the acquisition or development process, evaluating potential investments and capital structuring.Prior to Mesa, Mr. Schaumburg last served as Vice President for J. Tucker Development Partners where he helped build the company from the ground up from 2005 through 2010. J. Tucker Development Partners was a full service land acquisition and real estate development firm that developed multifamily apartments, single-family subdivisions and various other commercial and residential developments.Early on, Mr. Schaumburg began his career with Hines where he was focused on resort development. In his tenure with Hines Resorts, he helped craft a 500-acre master planned golf course community and re-developed the resort village of Aspen Highlands ski mountain both in the Roaring Fork Valley of Colorado. For a brief tenure after Hines, he worked on infill hotel, condominium and retail developments with Legacy Property Group in Atlanta, Georgia.Mr. Schaumburg graduated with honors from the University of Colorado where he earned a Bachelor’s degree in Journalism and Advertising. He later graduated from the Center for Real Estate at the Massachusetts Institute of Technology where he earned a Masters in Real Estate Development in 2002. He is an active member of the Urban Land Institute, National Multi Housing Council, and the Atlanta Apartment Association.
