    At Mesa, Will is responsible for identifying new investment opportunities, managing the closing process, due diligence, and arranging debt financing. Will has held positions with Cushman & Wakefield, the RADCO Companies, and spent the majority of his career as a development manager for Opus South Corporation in Atlanta, GA. While at Opus, he was involved in all activities related to new development of various product types throughout the Southeast, including site identification, entitlements, ground-up development, build to suit opportunities, asset management, and leasing. He has been involved in projects in excess of $750 million including multifamily, industrial, office, and mixed use product types. He holds a Master of Business Administration from Georgia State University and Bachelor of Science from the Georgia Institute of Technology.

Involved in over 5 million square feet of active developments with Opus South including multifamily, industrial, office and mixed use product types.- Identified target markets and potential site acquisitions using brokerage networks, general market trends, site inspections, and analysis of in depth market dynamics. Negotiated and evaluated purchase contracts, joint venture agreements, and other vehicles for land control.- Developed pro-formas and detailed financial models to analyze opportunities for financial feasibility, underwriting thresholds, and display partnership distributions. Extensive experience utilizing market assumptions to calculate projections of costs, NOI, operating expenses, tenant reimbursements, and exit cap rates. - Oversaw entitlement and due diligence process for projects including property entitlements, engineering/permitting, subdivision and dedication variance and rezoning needs and all other government approvals. - Coordinated with engineers, architects, attorneys, utility providers, contractors and other third party consultants to maintain development schedules, control design, and manage all costs associated with project budgets and forecasts. - Responsible for asset and development management including continuous review of real estate projections, investment analyses, budget and loan compliance, ongoing asset valuation, and potential workout alternatives for distressed or nonperforming assets- Responsible for managing leasing and sales utilizing third party brokerage accounts and outside counsel, underwriting lease and sale terms, negotiating and making business decisions related to project leasing/sales agreements, and for overseeing tenant build-out and move-in.
