Responsibilities: Maintenance Analyst duties:• Overseeing Reactive Maintenance and Quoted Works work orders.• Analysis of reactive maintenance work orders utilizing both MS Excel, MS Access and Power BI. • For most part, once I extracted the data from the CRM system, I would create more data as per ISO19650 standards pertaining to Asset Information Requirements and business requirements.Asset Assurance Analyst duties:• Analyzing all Corrections Assets as hosted within SPM (Asset Register).• Check on validity of asset information and requested updates to be made.• Performed analysis of reactive maintenance in relation to Asset Register information (condition ratings, remaining life years, etc.). This was of value to Capital Projects, Planned Asset Replacement (PAR) and end-of-life queries.• Analysis of Asset Information Register as it relates to the Organizations goals (e.g., the rehabilitation and humane accommodation of prisoners).• Developed preliminary PAR list for 2021-22 and preliminary 5-year plan. Weighed this up against the trustworthiness of information and input from PAR manager.• Analysis of planned maintenance allowing Corrections to gain insight into proactive maintenance requirements and execution thereof.During this time, I provided advice on Asset Information delivery, which included:• Asset Information delivery plans (roles, processes, and Asset Information deliverables).• Proactive Asset Information Strategy.• Asset Information Requirements.• Business requirements (Projects, PAR, Project Management Office, Procurement and Facility Management Delivery). • Advice on NZ Government Asset management driven business processes as per Common Process Model (ARIS repository).• Asset Information System enterprise analysis.• Gap analysis and solution approaches in line with international asset information standards.• Advice on issues relating to Asset Information Delivery KPI’s within the AM/ FM Service Agreement Contract.

New to New Zealand shores.I was hired as an experienced Hammer Hand. Something I have a natural acumen for and something to hold me over till I could find something more in line with my abilities.Duties included:• Waterproofing of envelope on a high-rise construction site.• Carpentry relating to window openings and the exterior walls.• Installation of flashings.• Preparation works for the façade to be installed. • Manufacturing and installation of finishing of interior window frames.• Driving small trucks collecting building waste.• Office space finishing and installing earthquake proofing structural reinforcement inside commercial offices.• Building various types of fences, decks and retaining walls.• Later, assisting owner of fence building business with managing staff, training them, and attending to customers in his absence. He was from Tauranga and business in Upper Hutt.• Although I have acquired the skills in earlier years to build my own house with brick and mortar, manufacture roof trusses, pour suspended concrete flooring, household electrical & plumbing installations and all finishings.• I now got to know carpentry. • I was a dedicated and trustworthy addition to the teams I worked in.• During this time, I applied for a Preliminary patent in New Zealand for a domestic Asset Management System for homeowners.
