I moved into sales when I stumble across this incredible product called QoinI never thought I would be doing sales after my long career in engineering and business management. I am still involved as a business owner of property managements rights and two F45 Training studios. This opportunity is a pleasant addition to my life and it stimulates some new neurons in my brain.Qoin is an alternative digital currency that is unique in how it has intrinsic value based on merchant services and goods. Qoin is building the largest shopping community where buyers and sellers are empowered (online and on-site ) without having a third party making a continuous profit on every transaction. We as humans evolved through more than 5000 years in finding an independent and fee-free way to manage to barter. Only after 10 years of concept proof of Bitcoin, there is,  the most modern technology called bock chain that is simple to use, secure, safe, fast and once launched it is independent of any third party. You may agree that it is extremely unlikely for any human force in the world to stop such a timely idea. With heart and mind in coherence, this step in my life, at my age, is obvious intent for greater gratitude and joy. I have confidence and trust in Qoin.  Qoin have almost 30 years history with the implementation of an alternative currency. There is a vast amount of energy put behind this and I am proud to be part of it since it is not all about the individual but it supports the local community in the way it is implemented to provide a boost or even a jump-start of any business that wants to get back on track after COVID. Qoin value and principles are clearly visible when you realise everyone is a winner when they come onboard. It is so different to the common distribution of power to only a few. I am now an accredited Qoin Agent to assist businesses to become providers of services and goods in the Qoin eco-system. I Will be happy to help, contact [email protected].

    • Property Management Rights Owner
      • May 2015 - Present
      • Mountain Creek

Made a career change into property management when I purchase the Management Rights for a 90 unit residential complex with permanent residents in the Sunshine Coast. This keeps myself and my wife busy with all the caretaking and letting duties. By the nature of the property owners we are heavily involve in the National Rental Affordability Scheme (NRAS).Currently the caretaking involves:- Liaison with Body corporate- Building and gardening maintenance (scheduled, non-urgent and improvements)- Management and enforcement of Body Corporate bylawsOur letting agreement requires us to manage all rentals and includes- Marketing of properties- The full and proper screening of applicant's credit, rental history and ability to pay.- Lease contracting and rent collection into trust. Following the Residential Tenancies Agency (RTA) requirement on behalf of the owners- Relationship building with creditors/contractors to provide value for money to owners on Body corporate- annual rent review,- Entry, routine and exit inspections - Ensuring legislative requirement are met for rental properties - Mitigation and remediation regarding any maintenance issues, with prior or conveyed consent via a Limited Power of Attorney legally agreed to by the property owner.- Maintaining necessary property investment records for tax and legal purposes- Pursuing evictions.Challenges are keeping track of individual requirements and to be timeous and accurate. There are strict auditing done on the trust accounts and good workflows are very important if you want to be a good property manager. Fortunately, with my background in system engineering I am able to develop these workflows and put systems in place to automate processes, reducing the possibility for human error.
