Having completed multiple single family renovations and new builds since 1979, in 2003 I founded Livingston Residential LLC. Livingston Residential was a full service design a build group with an emphasis on high-end speculative and custom single family homes. From 2000- 2011 we built new houses, both customs and specs, In Highland Park, Dallas and Richardson Texas. Those house were sold, or had values from $200,000 to 3 million. During the same years we renovated other single family homes and we bought and resold multiple building lots in Highland and University Park. The centerpiece of those years was the restoration of 3900 Mockingbird Lane in Highland Park described in detail on this page. In early 2007, we began a new focus of acquiring 1950's single-family homes in the Richardson Heights subdivisions located in Richardson, Texas. Over the period of 4 years, we acquired 12 houses, renovated, and re-sold in Richardson Heights. My goal was to reintroduce top-quality renovated homes in extremely well located and beautifully developed Mid-Century neighborhoods. Now exploring building new speculative homes in Richardson Heights.

If doing houses is my love, old cars are my historical passion. To have been able to buy, sell and build classic and special interest cars has been a constant rush in my life. To make a buck, to save a body, its all about the heart. Livingston Motor Company, an entity of JPL III Interests Inc., started out as a full service restoration facility with mechanics and metal work craftsmen. We offered speculative and custom antique and special interest automoble restorations . We restored and re-built many beautiful 50's and 60's American classic's. Livingston Motor company was also a licensed Texas automobile dealership specializing in the resale of antique and special interest cars. Between the years of 1988 and 2009, Livingston Motor Company kept an inventory of 50-75 cars and sold an average of 8-10 cars per month. During those years, we also provided feature cars for 5 Hollywood motion pictures. From 2003-2009 Livingston Motor Company built an inventory of of high-end American muscle cars and European sports cars that were mostly profitably re-sold prior to the crash of 2008.

I Moved to Bonham Texas, a small county seat one hour north of Dallas, where I created a spark of progress by investing and restoring historic properties. There had been little investment in this historic town since the death of its favorite son Sam Rayburn, in 1961. At that time and as it is today, the history of Bonham is an underutilized asset that progress can be built on. I bought, restored and resold numerous historic houses and buildings in and around the town square. Due to the high profile nature of my business, I became a key player in the establishment of the Bonham Main Street program and active in several other historic organizations in Fannin and Grayson counties. In 1992 Bonham had a new progressive city manager who with sitting mayor, invited me to be a part of a team to clean up the town and focus on the value of the town's history. Before leaving Bonham, my restored and fully leased historic buildings offered the best retail and office space available. The restored residential projects were resold at record prices, and other than my own home, they all brought a profit. During those years and today, two of my residential projects are the only two Bed and Breakfasts in the town. The fully restored 1883 First National Bank building, at the corner of Main and Sam Rayburn, is the home of the Chamber of Commerce and the Bonham Visitor Center. The years in Bonham offered great personal and business experience that set my path for the next 10 years. I continue to own property in Bonham, I stay in touch with many personal and business associates and hope to someday retire there.

AutoBuff was a high end auto detail business which provided pick up and loaner cars in addition to mobile washing of large dealership inventories. AutoBuff also was also an auto dealership that bought, sold and consigned new, used and classic automobiles. I had an average of six employees including a supervisor who handled the tasks, I was the deal man who knew how to detail a car. We must have been doing some things right, because we were featured in a front page Dallas Times Herald news paper story! After this, the business flourished and we moved to a new location with a showroom. In our showroom we displayed a few classic cars but mostly new gray market German cars. During this time we sold quite a few BMW's, Mercedes and Porsche's. We had many great customers. I sold this business and it was moved downtown where it continued for many years as a detail shop.

I came in with Kendall Laughin, the son of the founder of Apartment Selector, when he purchased the company from family members. Apartment Selector was America's largest apartment locator. I immediately relocated to Atlanta for a year, learned the business and opened an additional office. I built up and oversaw local operations and returned to Dallas. I then established The Apartment Selector corporate relocation division. I helped create corporate clientele for 20 plus offices in four states. From Dallas, I led a team of five, four of which lived in other cites and states. This proved to be a great program, as I called on large Dallas bound, relocating companies. I made multiple trips to New York, Chicago, Atlanta, and Hartford. My team called on their local market and I would come along for special meetings. Ultimately, we had many new referrals from relocation officers as well as mail back postcards in relocation packages, quite a few with big company logos printed right next to ours. I thank Kendall for both his super leadership, and trust, during the early days of my business.

Having had an interest in cars from an early age, I was anxious to own one as soon as possible. I convinced my mother, who was widowed at age 40, to let me get a car to "work on". The first was a 1960 Morris Minor, purchased for $90, and destroyed by my older sister's friends. The next car was a 64 Corvair Monza convertible, also purchased for $90. That Monza was a car. The car had sold new for $2600 and was a gift for $90. I worked on this car and learned in the process as I read Ralf Nader's book "Unsafe at any speed". I re-sold the car for $380 at a nice profit, to a retired Corvair mechanic who did more work and re-sold. He ordered more Corvairs, so I went out and found them. From age 15 to 19, I bought and sold 103 Corvairs. In addition to Corvairs I bought Thunderbirds, MG's, Austin Healy's,Mustangs, Galaxie's, Impala's and such. The wheeler dealer madness continued into the homes of my friends parents who began asking for advise for new car purchases. My best client was real estate tycoon, John F. Eulich, whom I assisted in 4 transactions that included a Mercedes for him, a Delta 88 convertible for his lovely wife. My tastes and cash flow allowed me to step up in motoring and I went on to own a 1970 Challenger RT/SE convertible, loaded with all options including a 440-automatic, a 1969 Boss 429 Mustang (purchased with 14,000 miles on it and a total BOMB!), two Corvettes, two V12 XKE's, a 1972 Volvo 1800E and a new 1975 Scout II, all done before age 20. College was a hobby, I was hooked on meeting people, interacting and making deals. Been hooked on transactions ever since. From early 1978 to late 1979 I purchased three single family cottages in University Park, Texas. Those three houses were renovated and resold for a profit but the cost of borrowing became so costly that I was not able to continue that work.
