Most real estate investors do not make daily decisions about their investments. Thus, they are not intimately familiar with the market trends and developments that impact their investments. Even professional investors are subject to the old adage about real estate: "… location, location and location." They also need intimate familiarity with locations to make successful investments. My purpose is to provide real estate investors with that on-the-ground knowledge and expertise. I do the daily monitoring of the local real estate market. Whether in the acquisition, asset management or disposition phase of a real estate investment, I provide advice as to the best plan to achieve the investor's objectives at that phase given the current environment. Then I am there, with the resources of the international Coldwell Banker Commercial network, to execute the plan. My specialty is multifamily real estate. I have spent 24 years in all phases of the multifamily asset lifecycle, from acquisition through the income phase to disposition. All real estate is a highly cyclical business, and I have been through multiple economic cycles. Success comes from marrying your asset decisions to the current phase in the economic cycle. My experience working out those decisions for multifamily assets in multiple scenarios means my advice on multifamily asset decisions and transactions will guide you on the road to success.

Property management company specializing in apartments with Federal Housing Administration (FHA) insured mortgages. - At its inception, significant regulatory changes were underway for such properties, particularly those receiving Section 8 rental assistance. To reduce property operating costs, business plan applied information technology (IT) to operations in an industry of unsophisticated IT users.- Introduced performance based compensation in industry accustomed to flat rate compensation, both for employees and management company.- For all clients, increased annual owner cash flow from negative to significantly positive, in one case allowing for the sale of the property.

Directed offering of nine programs that raised over $11.6M from 185 investors. Purchased and/or improved single- and multi-family real estate with a total cost exceeding $40M. Except for final program, all were operationally profitable.Intensively managed final syndicated partnership that acquired a 15-story landmark former hotel in downtown Jacksonville. Its purpose was to renovate it as an assisted living community.- Devised business plan and implementation strategy. Conceptualized architectural program conforming to certified historic rehabilitation tax credit requirements, and balanced cost and architectural goals.- Responsible for securing mortgage financing. Initial S&L, upon experiencing financial difficulties, rejected loan five months after accepting application. Pursued a Federal Housing Administration mortgage insurance application. Raised additional $1M from partners and $2.75M from City in attempt to gain FHA approval.- After FHA rejection, created alternative affordable rental housing conversion strategy using four federal/state/local financing programs.- Property included an operating 35-bed nursing home, but was otherwise vacant. Without prior industry experience, assumed day-to-day control of operations in 1988 sustaining partnership through four years of technical insolvency. Wound-up operations after foreclosure began.Performed partnership administration/asset management for syndicated partnerships, including disposition strategies, tax reporting, and management and financial reports to investors. Marketed and sold properties, and subsequently dissolved and liquidated partnerships.
