    Tramco Group is one of the largest privately held property investment groups in New Zealand. The property partnerships principally comprise:• Viaduct Harbour: 14 hectares of hospitality, commercial and residential property located in Auckland’s CBD.• Tram Lease: 27 hectares portfolio mainly located in Auckland with a range of land and premises uses.• Quay Lease: 17 hectare portfolio located close to the Port of Tauranga used for industrial and commercial purposes.• Wairakei Estate: 25,000 hectares used for a range of agricultural purposes including dairy, sheep, forestry and cropping.My role as Chief Operating Officer involves:• Leading all aspects of the finance and IT functions. • Stakeholder management: direct liaison with partners; formal Board reporting ; lessee engagement; professional advisors including lawyers, tax and the IRD.• Preparation and presentation of annual budgets as part of the business and strategic planning process.• Long-term financial forecasting and analysis of the property portfolios.• Treasury and debt facility management including interest rate risk management; and negotiation, renewal, extension and increases to bank facilities.• Transformation of the finance function: automation, systems and process improvement. Replaced legacy systems with cloud based systems.• Driving value and strategic outcomes associated with individual properties and tenants.• Special projects including project management for the construction of a marina lookout in Viaduct Harbour and the proposed redevelopment, design and feasibility evaluation for a 2 level hospitality premises.• Preparation of financial statements in accordance with NZ IFRS.• Risk management considerations across the management company and the property portfolios.• Review and tendering for key services contracts including the external IT service provider to drive efficiency.• Company secretarial including Companies Office filings.
