Structures of all types since 1989Samples can be seen on www.nielsenhausdesigns.com My responsibilities originate with the first client meeting to determine needs in order to write a Program outlining the parameters of the project. Creative problem solving at this stage produces a consistent and affordable project.The Program is fulfilled by producing Preliminary Drawings (Sketches), then Design Development Drawings and finally Contract Documents (Drawings plus Specifications). Renderings or Models are occasionally desired or required.Types of construction include Wood Frame, both Cold Frame and Hot Rolled Steel Frame, Reinforced Concrete Tie-Beam, CMU Block (Concrete Masonry Units), ICF (Insulated Concrete Form) and Heavy Timber.Projects include new and renovated Single and Multi-Family Residences, Commercial (Office Buildings and Shopping Centers) and Industrial Complexes up to 20,000 square feet, plus Site Planning and Utility Layouts for these projects and RV ParksThese documents are used to procure bid proposals, select a Contractor by evaluating bids, item by item, and obtaining Certification and Approvals from various agencies (Building Departments, Windstorm Agency, Zoning & Planning, Dept. of Transportation, Navigation Districts, Architectural Review Boards, etc.)Supervision of onsite construction is required, in some cases, to verify that the Contractors are adhering to the Plans and Specifications. Where a substitution of material or method is required or desired, I present acceptable options in order to expedite the progress of the project and keep the cost within budget.
