      I oversaw the management company change for Wells Court from HallKeen to First Realty Management. I automated a number of procedures from when I arrived at Wells Court in 2010. With the new management company the voucher system software was changed over to Real Page. I handled day to day operations involving support with the residents and I was an integral part of the REAC inspection that is required on all HUD properties every three years. I oversaw the maintenance repairs and updating as well as compiled the information for the inspector regarding permits and inspections of all the systems on the premises. The property received a score of 95% which is above average in the world of REAC inspections. I also worked closely each year with an outside firm for the yearly audits on the property. Each year it is a requirement that the annual budget be set. I was able to save the property in excess of $5,000 due to my negotiating skills with the outside vendors. Finally, I gave two months notice and referred and trained the person who replaced me.
