Deas Manning and I own Manning, Kirk and Associates, Inc. which specializes in real estate development, real estate sales, management and financial consulting. We have managed real estate investments for other investors as well as our own account. On behalf of our customers: We negotiated the sale of Wildwood Country Club to Woodcreek Country Club. We negotiated the sale of a 4,500 acre farm to a group of investors and currently manage the remaining 1,300 acres for the same investor group. We structured a workout plan for a group of townhomes in Anderson. Working with other investors, we negotiated and purchased a 50% interest in Bridgecreek Associates, who owns Woodlake, a 450 residential upscale community. We formed a builder team, developed the remaining four phases, marketed the project to the builders as well as individuals, approved house plans, formed the community HOA and managed the development. We negotiated the sale of 40+/- acres, for tax reasons set up two LLCs, 10 acres commercial and 30 acres multifamily & got the zoning approved. Helped recruit two experienced multi-family developers and one financial investor. We worked with them on the accounting, construction, and marketing of the Atrium Place Apartments, help negotiate the sale of our interest as well as the multifamily developers to the financial partner once the project was stabilized. With an outside investor, we purchased 322 acres in Northeast Richland County, got the zoning approved for a mixed use project, sold the 90 acres of multifamily and commercial land to an outside investor, sold 20 acres for an elementary school, We developed the remaining 212 acres, GreenHill Parish, an upscale residential community, complete with $1,500,000 clubhouse and swimming pool, 50 +/- acres of formal and informal parks, which include fountains, huge gazebo, and a 30 acre park with 3 miles of walking trails. Currently, we are selling the remaining 20 lots & building homes.

Due to my prior banking experience, I structured many of the small company leveraged buyouts. I helped negotiate the sale of one of my clients, Carolina Ceramics, Inc., a medium sized brick plant. As part of the deal, I structured a leveraged buy out of the company for the new owner. I worked with senior management during the transition and they hired me as their Controller.

We analyzed all potential new commercial loans in excess of $250,000. If we recommended approval, we helped the loan officers structure the loans. I was the Secretary to The Central Credit Committee, which included all of the senior commercial lending personnel for all commercial loans in the bank.While employed by Bankers Trust, I earned my third degree in accounting and passed the all four parts of the CPA exam on my first attempt.
