Extensive experience with developers and other real estate professionals to attract major retail tenants, such as, Target, Home Depot, and Bed Bath and Beyond, and other national commercial retailers. Secured funding from the Economic Development Administration (EDA) for a major 5 million dollar public works improvement program for the Downtown. Prepared application for 10 million dollar Section 108 Loan program grant from the U. S. Department of Housing and Urban Development for commercial development and loan program within the City of Inglewood. Currently manage the business technical assistance program for small business which contains a lending component. Manage the city's façade improvement rebate program for the downtown. Drafted lending criteria to expand the program to other commercial areas of the city. Assisted in the preparation of the annual budget. Assisted in developing the city's business attraction and retention program. Continue to work closely with local Chamber of Commerce and city and state political leadership. Designed and implemented City's Façade Improvement and micro loan programs. On average, annually provided technical assistance to over 160 small businesses in the areas of marketing, advertising, accounting, financial packaging, and other management related issues. Developed templates for use in financial analysis and financial forecasting. Original Project Manager and city liaison to the City's Main Street Program, a program which revitalizes downtown areas under the guidelines of the National Main Street Program and the National Foundation for Historic Preservation . Prepared HUD Technical Assistance Grant application and received funding in the amount of $ 280,000 to implement an empowerment program for low-income individuals in the city. Served as the City's liaison between various merchant and chamber organizations.

Administered the City of Los Angeles' Industrial Revolving Loan program and developed business strategies and financial packages for small businesses utilizing US Small Business Administration (SBA) SBA 502 and 503 loan programs. Through these programs, I assisted a team of professional staff to place over five and one-half million dollars in loans creating over 400 new low and moderate-income jobs for the City of Los Angeles.Also established and managed two revitalization efforts in South Central Los Angeles which involved organizing citizen advisory committees, identifying community goals and objectives, and developing and implementing strategies for the rehabilitation of two older commercial, residential and industrial areas. Assisted the City in the planning and construction of a $12 million inner city community shopping center with the Alexander Haagen Development Co.

While enrolled at the University of California at Santa Barbara, I was hired by the Bank of America to implement its student relations program. This program involved the making of student loans and approving student MasterCard and other credit instruments. In 1974, was accepted into the Bank's Los Angeles management training program and was stationed at the Nordhoff Woodley Office where I received and approved mortgage, automobile and personal credit requests. From 1976 through 1978, I was the junior loan officer in the Burbank California main office, where I approved dealer car loan request from 15 major dealerships, mortgage and personal loan request.
