    Newco Builders is a small building company that focuses on the construction of architecturally designed homes in Queenstown. While working as a project manager, I was responsible for many tasks including:• Pricing - Obtain prices from various subcontractors - Quantity surveying - Material take offs - Negotiate with suppliers on pricing to ensure the best price is achieved - Compile a trade summary with all associated building elements for submission to the client• Contract Work - Submit completed Master Builders contracts - Work with the client to ensure they understand the different elements of the contract - Ensure the terms of the contract are fulfilled• Site Tasks - Site meetings with clients, architects, engineers - Tool box talks - Quality control• Monthly Claims and Variations - Review monthly invoices from suppliers and sub contractors, query any anomalies - Update claims summary month to month - Answer any queries from the client in regards to the claim - Ensure all the different elements of a variation are accounted for• Regulatory Body Liaison - Submit resource consents - Submit Building Consents - Obtain code compliance certificated• Project Scheduling - Work with site foreman to maintain the construction schedule - Ensure materials are ordered in a timely fashion and are on site when required• Project Completion - Address items on the snag list and see to it that they are addressed by associated sub trades - Submit Master Builders application for House of the Year - Collect and distribute any warrantee information bound by the contract
