    -- Developed a fine-grained, comprehensive process for the thorough legal and technical analyses of land titles and all related records, a process commended by one of its initial beneficiaries – no less than the Bangko Sentral ng Pilipinas (BSP). Preliminary to this, she conducted extensive research on laws, regulations and jurisprudence relative to titling, land surveys and ownership. The Title Reports resulting from the process – involving property collectively worth billions of pesos – led to the clients’ successful defense of their titles, or otherwise prevented them from being victimized by land fraud.-- Conceptualized and spearheaded the successful development, deployment and operation of the web-based MapSys – the Philippines’ first automated, GIS-integrated parcellary mapping system. This system, uniquely designed to accurately map parcels covered by land titles, received acclaim from international land experts, government officials and extremely satisfied customers not only in the country but also from various parts of the world.-- Spearheaded the successful development and data buildup of the CREBALAND GIS, which was acknowledged by officials of no less than the DENR as having the most extensive and comprehensive database of geographic information covering the entire Philippines.-- Conducted seminars on “Detecting Fake Titles” for real estate practitioners and bank appraisers, as well as lectures on the use of GIS for land analysis and valuation.-- Resource Speaker in conferences held by the Geodetic Engineers of the Philippines (GEP), the University of the Philippines Department of Geography (DGeog), the Philippine Association of Realty Appraisers (PARA), and the Environmental Science Research Institute (ESRI).

    -- Formulated numerous position papers on proposed laws and policy measures, rules and regulations relative to real estate, as well as draft bills for submission to Congress. Her outputs were instrumental in either the passage of laws/regulations, or amendments thereof, beneficial not only to the land sector but the country as well. -- As CREBA’s official representative to the Technical Working Group of the Land Administration and Management Project (LAMP2) of the DENR, played an instrumental role in recrafting proposed legislation out of the LAMP studies.-- In 2006, represented the private land sector in the Senate hearings on the proposed Land Administration Reform Act (LARA) conducted by the Senate Committee on Environment and Natural Resources.-- In 2010, represented the private land sector as panelist in the “High-Level Conference for a National Land Use Policy”, comprised of the Department of Agrarian Reform (DAR), Department of Agriculture (DoA), Department of Environment and Natural Resources (DENR), and NGOs.-- Served as CREBA's Secretary-General from 1982 to 1984.-- In 2014, conferred the CREBA Award of Distinction “in recognition of her invaluable assistance to the Chamber which resulted to a treasure trove of landmark legislative bills, policy initiatives, official CREBA advocacies and position papers that have, in their own right, helped shape the Philippine housing and real estate industry.”
