Established to identify and procure income producing properties with strong ROI capabilities. Upon project completion the investments are marketed for re-sale or professionally managed as part of a portfolio. While centered on multi-unit residential properties, select commercial deals are also reviewed. The business model is to provide clean quality units at market pricing. The management strategy includes maintenance budgeting and scheduling, financial analysis, along with detailed applicant vetting and placement (market or subsidized). A long term tenant retention strategy anticipates needs, local market conditions and quick responses to client requests. These strategies produce a low (1.5%) annual average tenant turnover rate and high ROI. Investors are periodically accepted for shares in new development and acquisition projects.Key responsibilities include:• Property Identification: tax records, direct mailings, MLS and auction listings• Financial analysis: cost projections, comparable sales and local market assessment• Acquisition process: due diligence, final project design and bank financing• Vendor contracts: review and finalize all vendor contracts• Acquire all local departmental sign offs and permits• Market units: advertise, vet and place tenant applicants• Portfolio oversight: budget, maintenance and vendor relationships

As a startup e-commerce site LGL was develop to promote group buying coupons as a vehicle to assist the funding of local charitable causes. The concept has not generated sufficient fulfillment revenues and is currently inactive. A potential rework of the concept is under review to assist in providing funding to these same local charities and causes.
