    I spearheaded the financing, construction, and sales & leasing of KIPCO Tower while navigating through the global financial crisis of 2007/ 2008. I also oversaw asset management of our entire real estate portfolio comprised of KIPCO Tower, Shaheed Tower, City Tower, Marina Plaza, and a multi-story public carpark.led 50+ employees and external contractors.Collaborated with Gulfnet to implement unique information & communications technologies with self-contained fiber optic system on each floor, providing highest level of data security for leading global financial institutions and multinationals. ► Built chart of accounts and management information systems from ground up, enabling monthly close to be completed in <3 business days and earning commendation from Ernst & Young during 1st annual audit. FINANCIAL OUTPERFORMANCE ► Nearly tripled annual revenues from 3.5M KD to 9M KD. ► Dramatically improved return-on-invested-capital (ROIC) from 10% to 62%. ► Boosted return-on-assets (ROA) from 8% to 21%. ► More than doubled assets from 54M KD to 135M KD via market appreciation, new construction, and acquisitions. ► Delivered almost 50% growth in equity base from 50M KD to 73M KD. LARGE-SCALE CONSTRUCTION / VENDOR NEGOTIATIONS ► Raised 55M KD from Kuwait Finance House to complete construction of KIPCO Tower after captive financing arm (Burgan Bank) prevented by Central Bank from providing funding due to concentration risk. ► Saved 18M KD in provisioning costs (22% reduction) by proactively identifying and negotiating with most cost-efficient subcontractors. ► Delivered KIPCO Tower on time and within budget (total cost = 100M KD). SALES & LEASING / INTEGRATED MARKETING ► Attained 100% occupancy within 2 years while obtaining averaging leasing price of 10 KD / sq. meter. ► Leveraged personal relationships to attract high-profile tenants such as Al Sayer Group, Boubyan Petrochemical Company, Spa Time, and clinic of Dr. Ibrahim AL Rashdan.
