    I began my career with Nickel & Company (formerly Burke & Nickel) in March 1995 as an assistant in the real estate department. When the Company split in January 2008, I became the Senior Property Tax Analyst and manager of the Real Estate Department. That included supervising the real property assistants, the research support staff and allocation and delegation of work.As a tax analyst, I developed a greater knowledge of real estate lease legal descriptions and learned to interpret lease tax clauses in order to review and determine the accuracy of landlord billings. That involved researching property data and assessment information and communicating with landlords when billings are in dispute. Disputes can range from pro rata share issues, sewer fees, incorrect parcels, excess common area and many others.I was responsible for organizing and maintaining all real estate deadlines to ensure they are met timely. I was also responsible for all the real estate tax appeals, tax payments and landlord billings. I tracked every invoice incoming and outgoing. I provided funds request reports to ensure tax payments are made timely by our clients for both owned and leased locations.On January 1, 2017, Nickel & Company, LLC merged/transition with Ryan, LLC. I am now a Manager - Analyst in the Property Tax Commercial.
