Nova North is a 150-unit community that was built in 1970. The community has three buildings, A,B,C as well as a fitness room club house and courtyard. My role is the community manager. This includes budgeting, weekly reports, delinquencies and leasing. Resident retention being at the forefront. I managed to improve occupancy more than 50%. Delinquency was improved 40%. The apartments are getting new carpeting flooring bathtubs and surrounds when needed. The hallway carpeting is being cleaned as well as the hallways. Grounds are upkept daily. I am the point person for the vendors of scheduling all projects and receiving scope of work bids. Casino Road has its own challenges but I am happy to report Nova North has security in place and a team of management that is on-site daily to make certain to provide a happy safe home for Residents.

I implemented an inventory system, pick-able and location system that is effective creating a zero error margin for inventory control. I receive merchandise, distribute it so it can be sell able and "live" on the website at www.julep.com. Placing inventory into location and verifying correct quantities are in inventory. I received and distributed customer returns. I supervised a team of employee's, including payroll,scheduling and any and all disciplinary action if needed. Monthly cycle counting assuring correct inventory control. On a daily basis updating inventory as picked and removed from inventory. Relaying to management, product development and salesmen alike what inventory comes in, when it arrives, with the quantity accuracy it arrived in. Grew the inventory team from one to five, and had an incentive reward program to promote daily motivational goals. Created a spirit department board. Morale was improved in doing so. Merchandise was received in receiving department, processed in receiving department to being purchased, to being shipped to customers, before my management skills it was a three day wait.Received new merchandise from outside vendors and in house vendors as well. Verified PO as incoming, received the PO to make the merchandise sell able. Verified all outgoing RTV, Chargebacks were accurate and documented. In charge of my department for hiring/firing/vacations and all payroll. Assured merchandise was brought to production photography in a timely manner.
