The plat is an original survey and creates smaller parcels of the larger one all at the same instant; Subdivision is a right of ownership in fee originally decreed in the Magna Carta and the distribution and control of fiefdoms. This is old English law. And the primary basis of modern day ownership of real property whereas the highest form with the most rights is called Fee simple., In today’s world the subdivision of one’s property is still a right providing it is done in accordance with zoning regulations and often times complex subdivision regulation. In most instances, if a plan is compliant to the regulation it is mandated to be approved.
