Overview

Georgia Heirs Property Law Center empowers families and communities impacted by heirs property by providing direct financial and legal services required to fully realize and increase the economic benefits of real property ownership. Heirs property is a home or land that has passed from generation to generation without a legally designated owner. This results in “fractured title,” meaning ownership is divided among all living descendants in a family. Heirs property limits a family’s ability to build generational wealth and access equity in their home or profit from their land through conservation, agriculture, or silviculture. Heirs property hampers the efforts of nonprofits and municipalities to preserve affordable housing and promote community revitalization, which can result in blight. Georgia Heirs Property Law Center helps heirs property owners, nonprofits, and municipalities remediate fractured title; increase equity; and transfer wealth to the next generation through title clearing, wills creation, estate planning, and facilitating access to government, private sector, and nonprofit land management/home improvement programs. The Center has offices in Atlanta, Athens, and Macon and targets outreach in southwest Georgia, Atlanta, and southeast Georgia’s coastal region.
