      During my tenure at Birch Bay Retirement Community I gained valuable experience only a start-up development can offer. From defining and establishing policies and procedures, to managing building construction and subcontractors, I have hands on knowledge. As a department Director, I was responsible for creating, then maintaining occupancy that produced new building sales of 4 Million, and average monthly rents (both independent and assisted living) of $4500, at an average closing ratio of 18%. Using my cost per acquisition model, I established a more effective use of the annual advertising budget. Working closing with the Director of Nursing Services I developed a more accurate ADL reporting process resulting in a monthly revenue increase of over $12,000. I also launched a new web-site and search engine marketing campaign resulting in new visit traffic of 85.80% and over 4.70 pages per visit thereby increasing revenue and occupancy by 100% in individual cottages with a waiting list for independent apartments.
