As asset manager I managed a R1.4 billion portfolio of seven residential properties of over 2,000 units of both sectional title units and free-standing homes for a private equity investor. Five of the properties were aimed at the lower- to middle-income housing market while the remaining two properties are aimed at the middle- to high-income housing market. My management responsibilities extended beyond asset management and included portfolio management and investor relations.In addition, I also briefly managed four of the thirteen properties owned by Transcend Residential Property Fund, a JSE AltX listed REIT, one of very few residential property focused REIT's in South Africa.Following the sale of one of the portfolios, I took over the management of 5 affordable housing properties in IHS's second private equity fund managing over 1,000 units in the Western Cape.Management involves ensuring the approved strategic plan for each property and the portfolio as a whole is implemented with deviations from the approved plan being motivated and approved by the Investment Committee as well assessing the performance of property management and implementing corrective measures in order to meet optimum portfolio returns.The financial and operational performance and analysis of each property is reported on monthly to the Asset Management Committee whilst quarterly reports are presented to the primary investor (a Canadian pension fund). Performance measures include gross revenue growth, expense control, vacancy levels and projections, arrears including legal tenants, operational matters and sales during the exit of the investment.Further responsibilities include formulating annual budgets; rolling maintenance budgets; approving quarterly valuations as well as annual independent valuations; concluding service level agreements and corporate leases, managing marketing strategies, creating and establishing policy and control measures. My core duties currently include the compilation of monthly operational statistics and analysis reports for the fund management company; the monthly analysis of financial statements to determine variances in forecasts and budgets; the monthly analysis of debtors reports; assistance on various capital projects and development projects; the compilation of quarterly Board reports; providing statistical and analytical data for investor presentations (biannually) and annual reports for interim and full-year published results; analyzing and determining Key Performance Indicators for the fund and management staff; archiving and sourcing various ownership documentation for each property including Title Deeds, Town Planning Schemes and Zoning Certificates; creating templates for various analysis reports in excel; assisting with the annual BBEEE Rating and other ad hoc tasks. A few months after my appointment I was tasked with starting up a graduate program which required me to advertise the position across the country to various universities, short-list candidates and carry out interviews. I currently head a team of two which is made up of a former graduate who was recently employed permanently and the latest graduate in the program. I am currently working on a country-wide project to have the property portfolio of 150 buildings re-measured and have as-built plans drawn up for each asset. Show less
