  Sunrise Company is the developer of a master-planned resort golf-course community in Indian Wells. • Manage and supervise the construction of luxury homes in the $2- $4 million-dollar range at Toscana Country Club Golf Resort Community, which offers 18 floor plans, 57 elevations and over 2000 options. More changes are possible with structural architect, landscape architect and Designer on site to help clients with selections and approval process. The Interior and exterior of the homes are 100% complete. Nothing else is required except furniture. • Manage day to day, schedule and monitor all construction activities from: Staking the building corners, snapping lines, framing, sheet metal, roof dry-in, pool & block walls, rough-ins, plastering, drywall/texture, finish trades, flooring, quality control and final detail before client inspection and orientation walk. • Plan, organize, and schedule activities, so construction activities have the required resources to complete the task in a timely manner, while being mindful of safety, quality control and being mindful of the schedule. • Ensure homes are ready for 3rd-party inspections, Gouvis structural engineer (3) observations, duct testing, startup, HERS testing, Civil engineer final grade inspection and local City Building permit inspections. • Conduct pre-construction and pre-drywall walk-through with designers and clients. Inform clients of the construction process, progress and tentative closing date. Prepare them to take ownership. • Initiate action plans to deal with project delays, inclement weather, or watersheds on the construction site. • Manage all reporting and administrative responsibilities, including daily reporting, schedule reviews and estimating job modifications. Update construction schedule, review options and approve payments to subcontractors for completed activities. Monitor compliance with building and safety codes and other regulations. Show less
