• Real Estate Committee: Coordinate with BDG’s development team with initial site layouts and feasibility reports. Assist in compiling the REC package including budget, project schedules and site plan preparation. • Due Diligence: Manage all aspects of the Due Diligence process; feasibility studies, permitting timelines and fees, geotechnical evaluations, environmental audits and survey. • Project Scheduling: Manage all dates and processes to ensure the project progresses as anticipated. Includes complying with critical dates within leases, development agreements, purchase and sale contracts, tenant and internal processes, permitting and construction. • Entitlement and Permitting: Work closely with design consultants, municipal and neighborhood leaders in guiding each project through its governmental approvals process. Attend municipality meetings; Development Growth, Planning & Zoning, Building Dept., Design Review Committees, Landscaping, FDOT, Fire and DERM. Engage Land Use & Zoning Attorney’s and permit expeditors when applicable . • Project Design & Engineering: Manage design consultants in engineering a project within the parameters of an REC approved site plan, budget, tenant’s criteria and local codes. • Project Bidding: Manage the bidding process with the design team and approved contractors. Bid assembly, leading pre-bid meetings, qualifying submitted bids and preparing final GC contracts. • Project Construction: Coordinate and lead onsite Pre-construction Meetings, report weekly on project construction activities. Focusing on the general contractor’s adherence to the approved drawings, project schedule and project budget. • Communication: Communicate throughout the project to all parties involved within the team to ensure that schedules, deliverables and critical components of a project are met. The team includes Boos’ clients, Boos’ Real Estate Managers, design professionals, Boos’ marketing department and Boos’ accounting department.
