As part of the UK hotel brokerage team I was responsible for securing and managing brokerage mandates across UK hotels. Duties included supporting Executive Director in pitching for brokerage mandates; providing investment analysis using methodologies such as discounted cash flow, direct capitalization, room revenue multiplier and sales comparison approaches. Preparing marketing documents and investment reports to a high standard. Executing mandates through identifying target buyers and managing the due diligence and negotiation process through to completion. Within this role I was able to successfully pitched and transacted the sale of a regional hotel and spa within a constricted timeframe. Client required short timeframe, hotel sold within 8 weeks from mandate to completion. Managed the Middle Eastern cross border capital flow for the hotels team. Through effective customer management and leveraging on historic relationships, I was able to get a number of middle eastern parties that had not previously engaged with CBRE to bid on projects the company was marketing for sale.

As an investment manager in Qatari Diar I was responsible for actively managing the existing portfolio of properties to ensure that the return on investment was maximized, and identifying investment opportunities and assessed their potential in line with the company’s business plan and strategy, including completing financial analysis. This role also included: - Preparing and presenting investment proposals for formal investment committee approval. - Deal execution and coordination of external professionals including lawyers, valuers, accountants and tax specialists. - Developed investment selection criteria and assisted in ensuring a robust and appropriate qualification process for real estate being added to the portfolio. - Liaised with Development Managers to agree exit strategies on existing developments and determine if they were suitable to be held within the ongoing portfolio. Key Achievements include: - Contributed to a team responsible for underwriting a £500 million mezzanine muhbadla (Islamic debt) facility that was being extended to a subsidiary company to facilitate a large-scale commercial purchase. - Led a bid team responsible for preparing an offer for a mixed-use real estate portfolio worth US$2.8 billion in New York, USA. - Strategically disposed of a minority stake in a redevelopment site in Paris, France to a hotel operator for €100 million, which facilitated refurbishment into a five star hotel. - Led a team that was tasked with undertaking an option analysis and then preparing an acquisition strategy to acquire a hotel operating company. The acquisition was completed in early 2010 for a price of US$460 million.
