      I am the head maintenance technition at a 25 year old, 166 unit apartment complex. I check each vacant apartment for issues and then do all required work to bring the unit up to our standards. I also do maintenance calls to keep occupied units working properly. I mainly do light plumbing and electrical, painting, appliance removal, installation, and repair, drywall patching and other light construction and maintenance duties. I work with my onsite manager to schedule carpet cleanings or replacements and professional cleaners. I am in charge of keeping a working inventory of all products that the property uses regularly as well as working with vendors to find specialty items. I am responsible for keeping the grounds in presentable shape which includes sprinkler system maintenance, tree trimming, trash removal, pressure washing, and painting. Due to the properties age there are many construction projects going on to repair things that have aged or were built improperly. I use my prior construction knowledge to rebuild patios that are rotting out because they were never flashed and to add the necessary flashing.I often work with my company Vice President to make sure projects are going smoothly, to discuss updates that need to be done around the property, and to discuss ways to save money, often by spending a little more for a product that will last much longer and reduce labor hours and parts needed for later maintenance.

      I was in charge of the closing shift 5 nights a week which involved handling most of the store's retail traffic and managing other sales people to use customer service skills to create a great shopping experience for customers. I trained employees in customer service skills, in how to use the parts look up system, and in car knowledge needed to perform their jobs. I assisted the store manager in scheduling, managing employees, and all daily operations of the store. I was the shift leader for the evening shift. I was in charge of all back room inventory management and organization. I took the lead in inventory management to take the store from a completely unacceptable score in a third party inventory done before my arrival to ideal scores in both third party inventories that were completed during my employment.I also assisted the store's commercial salesman in handling calls, procuring hard to find parts, and organizing delivery routes so that customers received the correct parts in a timely fashion.I was routinely involved in handling the more difficult customer service situations including fraudulent returns, belligerent customers, and situations where I or one of my coworkers made a mistake. I was in charge of closing the store 5 nights a week, which included making sure that the store was clean and things were where they belonged, closing out remaining cash registers and handling all cash irregularities for the day, and keeping coworkers motivated to do tasks necessary for the store's proper operation during down time in the evening.
