Terrace is also a real estate agency specialising in the marketing, sales and property management of strata titled units. We don't just sell bricks and mortar, we sell the many benefits of strata living when it’s done well: community, connectedness, security and a shared load. Real estate agents play an important role in determining the value and saleability of strata units, so its critically important that your agent can simplify and explain the technicalities and operations of strata to your buyers to give them the confidence and desire to put their best offer forward. When it comes to property management, an understanding of strata and strata living is also critical to getting the right tenants. As strata managers, we frequently see this go wrong and witness the emotional and financial distress of the resultant disputes.       My goal as president of the SCA (Tas) is to raise awareness about strata and improve the standard. In Tasmania, there are approximately 10,000 strata schemes with approximately 40,000 owners. It is estimated that of these, 90% are inactive. In my experience, there are many owners who were never made aware that they were buying into a strata schemed or becoming a member of a body corporate. When units are built to be sold, they are part of a strata scheme. When a strata plan is registered, a body corporate is automatically created and each owner is automatically a member - its not optional. Bodies corporate and owners have obligations under the Strata Titles Act 1998. Chief amongst these is the obligation to insure the entire site (all buildings, driveways, fencing, service infrastructure and other improvements) for the full reinstatement value (the cost to rebuild). We find that many units are insured incorrectly on separate house and contents policies, and that they are insured for market value instead of the cost to rebuild. The biggest problem with this is that the body corporate is uninsured, and that there are a number of companies that offer home and contents insurance to owners of units but their policies specifically exclude strata or the common property.
