      When I accepted Countryside’s employment offer, I was able able to quickly understand the New Homes sector and can confidently self manage a site in relation to Sales. Whilst being involved in the sales of the development, I have been able to massively enhance my construction knowledge and the build process of a development. Duties during my time at Countryside, included the following: - Ensuring all sales targets were met on a monthly basis (volume of sales, along with quality purchasers ensuring there was no cancelations and good profit margins were obtained). This included creating a weekly figure sheet which was then sent to the Managing Director. - Weekly meetings with the region. Presenting the developments successes throughout the week and raise areas for concern. - Conducting weekly site walks with management. This was to get a visual representation of the sites progress and what delays there might be etc. In addition to this, I made sure that all site presentation was kept well maintained. - Negotiate offers with potential purchasers. - Sales Progress. Progress all of the sales in the pipeline, speaking to all parties involved to make sure the conveyancing is as smooth as it can be. The first development which I was at, sold out within 18 months (the company expected it to take at least two years). This concluded with all 50 units being sold subject to contracts with only three cancellations. I then moved to the second development managed the sales there. This development was at the time Countryside's largest and most profitable development in the region - it was great to be a key member of staff in a pivotal point in the business.

      When I joined Connells, I built my network with developers throughout the region, enabling me to understand development and investment within the property sector. Also expanding my knowledge with two large New Home sites in Ashford, this includes attending meetings with developers being present for sales and marketing updates. My role within the branch was to value and list properties onto the market, negotiate offers, progress sales throughout the whole conveyancing process, I dealt with my vendors myself and ensured they got perfect customer service and upon completion they were beyond happy. During my employment at Connells, I became a vital member of the team to ensure the branch was achieving targets that were set by the Area Partner. There was periods when I was ‘acting Branch Manager’, meaning I would be managing up to potentially 10 staff members.

      I started my career into Estate Agency with Reeds Rains (franchise company). I started to learn the basics of becoming a Sales Negotiator, on a daily basis my general duties included the following; contacting new enquires (wether that be to purchase or sell), conduct viewings, negotiate offers, assist with marketing for the company, create new listings on the CRM platform (creating floorpans, writing up the literature of the listing, ensuring the EPC is valid and using my photography skills to implement into the listing).
