  I receive, review and process applications from prospective residents, and perform income/background verifications so that certifications may be completed in compliance with regulations. Monitor vacancy related Accounts Receivable and bad debt statistics/trends, along with creation and implementation of corrective action plans as needed. Maintain the contact database, logs of interested residents/waiting lists and any other data required for property management software. Schedule appointments and show off apartments to prospective residents. Set up and maintain resident files as directed by the Property Managers to comply with regulatory requirements. Assist in handling all incoming telephone requests for leasing and maintenance. Assist Property Managers in resident retention, lease renewals and implementation of rent increases. Coordinate marketing and advertising as needed. Keep Property Managers informed of potential or actual issues related to physical, financial, or resident issues within the properties. Issue Section 8 Housing Choice Vouchers (HCV) and calculate tenant rent. Act as the “Face of the Office” greeting clients at the window and informing co-workers when they have visitors.
