Principal responsibilities of this role • Intake and Assessment - Approves high and very high needs social housing applications and transfers and quality assures application assessments. Represents the department in appeals and manages formal internal and external complaints. Supervises the activities of Intake and Assessment teams, and exercises delegations across all teams as required, including monitoring performance, workload management, addressing operational issues and reporting. • Tenancy Management - Manages complex and at risk tenancies. Attends to neighbourhood disputes and complaints and facilitates their resolution. Prepares documents and attends the Queensland Civil and Administrative Tribunal. Participates at inter-agency meetings to progress solutions for mutual clients with complex support needs. Liaises with community and other housing providers regarding allocation of properties. Supervises the activities of Tenancy Management teams, and exercises delegations across all teams as required, including monitoring performance, workload management, addressing operational issues and reporting. • Property management - Raises work orders. Schedules and conducts Condition Appraisal inspections. Approves quotes. Develops scope of works, produces scale drawings for upgrades and prepares briefs for QBuild to undertake the upgrade works. Undertakes assessments on damaged properties and arranges relocation of tenants in properties requiring major work. Assesses property assets to support investment planning, property maintenance and upgrade planning as well as maintaining an extensive baseline property data system. Contributes to portfolio renewal plans and implementation of property developments. Supervises the activities of Property Management teams, and exercises delegations across all teams as required, including monitoring performance, workload management, addressing operational issues and reporting.
