      Responsibilities • Selection and interviewing new employees. • Purchasing the tools, vehicle’s, material’s and PPE for all trades. • Procurement of certain suppliers. • Creating detailed survey sheets for Kitchens and Bathroom. • Individual and team training. • Develop and reviewing Risk assessments. • Creating system of works where I also developed a spec for Grampian Housing for all Trades to work to and what is required. • Creating Material order lists. • Detailed Pre install Kitchen and Bathroom surveys.       Working for Dandara I’m based on a single site where I’m working on high spec houses at a cost of £1.6 million each until completion. I have to manage various trades employed through Dandara and external Sub contractors, allowing them to carry out the works required and sticking to a sequence of works so all trades can carry out their work in a safe manner and carrying out the job to a high standard. This helps monitor site quality and that standards are always kept high throughout the build process. I would carry out and issue and extensive snagging list clearly identifying each trade required for all external and internal works. An eye for detail is required as it’s a high-end product that must be handed over in perfect condition. Health and safety is a high priority, and monitoring of this is happening throughout the working day ensuring the safety of all employees and Subcontractors including contractual notices, progress, logistics and quality. I also have dealings with NHBC where meetings are arranged to walk around at certain stages of the build ensuring that all areas are complying with the NHBC regulations which can determine if the house it the later stages of the build passes it survey which is carried out by NHBC themselves. I deal with customer services at a stage where I get introduced to the new home owner, if the owner has any issues or questions, we are there to address to ensure 100% customer satisfaction is achieved. Meetings are held every few weeks with one of the directors, contract manager, site manager, surveyor, buyer and health and safety to discuss progress of the site, upcoming stages or if there are any issues, this ensuring the team is there together and all communications are discussed.       I'm responsible for 16 sites from Portlethen to Alford managing and motivating my team of Joiners, Electricians, Plumbers, Painters, Bricklayers, various contractors and working closely with the NHBC ensuring all health and safety procedures are followed. New home owners have a 2-year warranty on their home and the builder and covers anything from a minor defect, to a major building defect internal/external of the property. I draft a report and email this to the owner, confirming all is captured within the report on my visit. This informs the owner of the process of works being undertaken and which trade will be carrying out the works so they are kept right up-to-date on what is happening. I plan the works within our work flow developing cost effective methods to minimise cost exposure to the company, minimise resource wastage and maximise use of time. I daily deal with invoices and work close with contract managers, Drawing team, various suppliers and external contractors. I write out work permits and attach risk assessments to all reports ensuring out team fill out before carrying out the works and answer any question they may have before works commence. I oversee the works being carried out by the tradesmen, employees and contractors ensuring a high-end product is delivered and address any issues they may have. I introduced the departments first Apprentice through a recruitment process to whom I now mentor. I look to assist and develop him throughout his apprenticeship and monitor his collage reports.
