  Responsible for the asset management of the Trafford Park industrial portfolio in Manchester comprising of 21 industrial assets totalling 2.5 million sqft.Main duties:- The implementation and negotiation of lease renewals and rent reviews to completion.- Working with letting agents in proactively letting vacant space to reduce costs and enhance value across the portfolio.- Managing external agents, advisors and contractors to achieve effective management of the portfolio.- Managing P&L budgets, non-recoverable expenditure and capital expenditure.- Undertaking financial analysis to analyse potential opportunities to enhance assets. - Identify up coming lease events and opportunities to re-gear leases where possible.- Implement and manage individual estate action plans to ensure all asset management initiatives and enhancement opportunities are exploited.- Liaising with external Valuers to ensure the quarterly/half yearly portfolio valuations are accurate.- Overseeing managing Agents and assisting the co-ordination of estate planned maintenance to ensure assets present well at all times.- To liaise closely with all occupiers to ensure their property requirements are fulfilled and good relationships are maintained at all times.- Actively research and bring forward new business opportunities to secure unbudgeted income and enhance asset value.- Working with the Investment team on due diligence for new acquisitions and preparing assets for sale.- Liaising with the Regional Building Surveyor to co-ordinate the production and service of Schedules of Dilapidations and identify refurbishment opportunities.- To manage and authorise all tenant applications to alter, sub-let and assign where appropriate.- Actively assist with debt recovery through working closely with credit control teams and liaising with customers and Managing Agents.
