I had been supported and encouraged to branch out on my new acquired negotiating skills thus beginning working towards my NVQ levels through the Gold Standard in residential Estate Agency. My tutor attended my place of work every couple of weeks whereby we run through my present experiences, review them and set challenging tasks and workload to be adhered by, by the fixated day of his return. Each member of staff within the company was provided with their individual logon ID to the ‘Vebra’ system which we use within the company. This holds all the sales and lettings properties particulars, coincidently linking all staff members’ individual applicants up to their specific requirements and property types thus providing red flag alerts for time management and consistent up to date contact with your own database of clients. The company had two offices and during my time I had acquired the responsibility of particular window display for all properties, I had been inventive in my set up and constant re-working of the window in aim to keep it fresh and charismatic. I successfully attained an applicant client base now of over 200 persons via face to face interaction and by enquiries on telephone, all of which I managed to develop a basic mutual relationship by keeping them up to date and keeping them in the present property market loop which I believe they appreciated. Company is for the maintenance and production of plastic inlets for motor vehicles. DMS is a main contender in the supply and demand of plastic decor parts for leading car giants, such as ‘Jaguar Landrover (JLR), Toyota, Volvo and Honda’ My responsibilities include monitoring and Auditing the production process from start to finish, of parts and their inspection by the employed staff members. There are stages in production, beginning with the moulding of the plastic parts. I strictly audit produced work every hour for imperfections or overlooked errors against our checklist programme and guideline. Then I attain to get these defects amended by the setters on the mould department. I carry out and sign off First offs and acetic checks from the machine which all other produced moulds must maintain the same setting standards. Produced work is then transported to the next stage of preparation - prepared and then sprayed in chromium plating, which I am also stationed at to audit. Items are then checked over, packaged and shipped to our customers, the role is thus very much dependent upon team cooperation. My other role then is to audit the work already passed off and packaged by the Inspection department, to clarify our 100% standards. My role has enhanced my understanding of high supply and demand, and facilitated me to develop my skill set outside of my general experiences within the work environment, enlightening me into the foregrounding of the motor vehicle industry. I was designated my own portfolio of over a hundred managed/ available ’To Let’ properties. I developed a very close knit relationship with all of my clients both through the telephone and face to face in office, I am always praised for my friendly attitude and hard work never leaving a matter unturned. I then continued to make the properties available via window display, internet, and was also responsible for the weekly advertising via the local newspaper. I arranged and booked appointments for viewings, I often carried out my own viewings as I feel to really sell a property you need to have a visual in mind. Once I attained a ‘Let By’ on a property, we as staff members devised tenancy agreement contracts, invoices, we took payment for the referencing and admin fee which we forwarded to a partnering company. I kept a organised portfolio, labelling and identifying each individual property with very detailed notes, which other staff members have taken on my template of property management. I consistently continued to hit my 90% audit targets, also been able to branch out from my main role and was trained on vetting checks for the Criminal Records Bureau, VISOR - which is the Sex Offenders Register and the Police National Computer which is the integral part of CDU adjoining all police forces within the United Kingdom and consists of: - stolen motor vehicle reports, missing persons, anti social behaviour orders, disqualified drivers, wanted persons and more. During my time at West Mercia I sat and progressed through many courses enhancing not just my computer skills, but also my customer service skills whereby I attended such courses as: ‘Speaks Quality’, ‘Customer Care’, ‘Diversity’ all of which enhanced my attributes enabling me to identify a specific situation take a step back and always have a ‘know how’ and ‘can do’ attitude.
