  I assembled, oversaw and managed the entire design team for all new construction high rise residential projects. I was involved with feasibility studies, guided the design process and managed the team all the way through to TCO, construction completion and move ins. I made sure the construction team was getting the answers and clarifications they needed from the design team, in a timely manner. Worked with the design team to ensure the submittal process and RFI's were being returned as to not hold up the project. Would stay involved with the project for years after and would assist the management team with whatever issues that arose during the building's break in period. I negotiated the design consultants' contracts, add services, managed the A&E budget, controlled issuance of documents in relation to overall project schedule. I reviewed the documents for technical and programmatic conformance to the project in the best interest of the Owner-Developer and project budget. I interfaced with Related's internal Development-(financial), Construction, Management and Sales/Marketing teams to ensure all were working towards a common goal to success. During Construction Administration, I played a very strong role in value engineering, attended descope meetings with bidders, reviewed shop drawings, traveled to stone quarries and millwork shops, witnessed the window performance mock-ups, attended all sub-contractor coordination meetings to ensure all trades were respecting the architectural design intent of layout, ceiling heights, specific alignments,...…..etc. I would walk the job on a regular basis to make sure the installation of finishes and fixtures was being executed to the level of expectations. I was also very instrumental at trouble shooting in the field with the various subs when problems occurred.
