      After leaving Capita Real Estate in June 2016, I became a self employed adviser and accepted a full-time consultancy role with Hertsmere Borough Council, the focus being to add value and regularise their diverse property portfolio, which includes over 100 retail shops, hotels, leisure, out of town retail, pubs, residential, offices and industrial. The Council also owns Elstree Studios - where famous programmes such as Strictly Come Dancing, The Crown, Celebrity Big Brother, Pointless, Eastenders, Holby City are filmed. During my time I have been responsible for the overall asset management which has involved strategically co-ordinating and directly negotiating over 100 lease renewals, rent reviews, lease re-gears, valuation advice, rating, leasing, investment acquisition, disposals, refurbishment, development projects and property management advice. Since 2016, I have been instrumental in increasing rental income by over 100% and identifying repositioning under performing assets. I have also provided advice to the Council's newly created Development company in respect site identification, acquisition, assembly, preparation and submission of Planning permission.

      I was approached by the MD of Williams Group back in October 2019 to join them as Head of Property. Williams Group is a private equity Family Office that owns Braintree Retail and Leisure Park, as well as owning extensive land interests in East Anglia which is to be developed as Residential and Logistics/ Distribution. I was responsible for overseeing the property interests and included strategic advice on leasing, lease regears, rent reviews, lease renewals, overseeing managing agents, marketing and curating non core income. The priority and objective being to preserve value and generating income. On development matters, the company was preparing to develop a nearby site comprising a solus B&Q store, Aldi and Costa Coffee. I was involved in the process from the outset, comprising site acquisition, legals, leasing, planning applications, negotiating consent, discharging of planning conditions, appeals, procurement of construction, tender selection, budgetary control and appointment of main contractor. We maintained full momentum of this project despite Lockdown. During the Covid crisis of 2020, I was instrumental in liasing closely with occupiers, lenders, managing agents and stakeholders. The priority being to mitigate loss and safegaurd the company's corporate responsibility and reputation.

      I was head hunted in late 2013 to join the Retail business of Capita Real Estate (formerly Nelson Bakewell) with the focus on bringing stability and definition across the UK. During my time, I restored client and occupier confidence. I introduced regular feedback sessions with retailers in order to raise our market profile. Systems and procedures were overhauled. I also undertook a programme of Change Management which involved "managing out" poor performers. Opportunities were explored to generate additional income. By Summer 2016, I felt that my work was complete and that the department was in a far better position.

      I acted as the "lead" Asset Manager on the Redevelopment and Refurbishment of the original Pallasades Shopping Centre, Birmimgham on behalf of the Birmingham Gateway Project which is a JV between Birmingham City Council and Network Rail. The work started in 2009 and completed in Autumn 2015, as "Grand Central" anchored by a 250,000 sq ft full line John Lewis Department Store along with over 40 new aspirational retailers, cafes and restaurants. My work encompassed: Leasing, Lease Advisory, Valuation, Development Appraisals, Rating, CPO, Property Management, Insurance work. I also co-ordinated the Asset Management of Victoria Place Shopping Centre, in London's West End which I helped to acquire in Autumn 2011. Within 12 months of acquiring the centre, we programmed a major £18m refurbishment which includes changing the physical layout and introducing new retailers on modern flexible leases providing the landlord to change the tenant mix.
