Design Manager – Fortis Quay Development, Salford Quays, Value £90mFollowing pre-construction work I am now site based.Working entirely on the Fortis Quay residential development at Salford Quays, I am responsible as the Design Manager for four apartment blocks comprising a total 679 apartments. These include a 27 storey new-build tower, a 12 storey new-build tower and two conversions from offices to residential - one 8 storey and one 13 storey - total construction value circa… Design Manager – Fortis Quay Development, Salford Quays, Value £90mFollowing pre-construction work I am now site based.Working entirely on the Fortis Quay residential development at Salford Quays, I am responsible as the Design Manager for four apartment blocks comprising a total 679 apartments. These include a 27 storey new-build tower, a 12 storey new-build tower and two conversions from offices to residential - one 8 storey and one 13 storey - total construction value circa £90m.The development demands knowledge of both new build and dealing with the limitations of existing structures.I manage a senior site engineer, junior site engineer and senior document controller and work with an extended team of estimators, construction managers, a programmer, health and safety officer and a project manager. The development has two clients, and their project managers, so regular client-facing meetings and reporting of progress with change control procedures are an on-going event to meet the expectations of the client team.I am responsible for managing the output of a full team of consultants and the design of specialist sub-contractors, I agree the scope of consultant’s services and agree fees including variations. I review and comment on design documents using electronic document management systems. Where design issues occur I also use my skills as a architect to resolve design problems through free-hand sketches to achieve practical cost-effective solutions.I chair design team meetings. monitor progress against the construction programme, IRS and RFI tracker.I have liaised with town planners, building control, and third party warranty providers to ensure statutory compliance.I assist in package preparation in conjunction with the commercial team as part of the tendering process for the procurement of specialist sub-contract works under a D+B appointment.
