The project includes private marinas, hotels, apartments, commercial office and retail development plus a new exhibition and conference centre for the APEC 2018 summit. Site infrastructure and land reclamation cost circa US$150M. • Project Director acting as Client Representative for a variety of new-build projects in Singapore including three major logistics warehouses ; three BTS industrial warehouses and two new HQ/warehouse buildings for international logisitics companies, maritime companies and industrial REITs (Combined construction cost of SG$350M). • Project execution plan for the roll out of approx 125 hotels (20,000 rooms) in the Asia Pacific region for a major UK hotel chain. • Preparing feasibility and cash flow reports for a variety of potential residential projects located in Australia for Asian investors.       My responsibilities included managing the master-planning, design, construction, marketing and sale of a luxury residential development at Little Bay in Sydney (GDV$750M). This seven-stage development consists of 550 dwellings including apartments; townhouses plus a retirement village complete with a 138 bed specialist aged care facility. The project also involved the retention and redevelopment of six existing significant heritage buildings on the site. My responsibilities included: • Leading the bid team in tendering and acquiring the site and negotiating the Joint Venture Company shareholder agreements and Development Agreements. • Negotiating and securing land and senior debt from financial institutions and managing the monthly bank and equity draws required to progress the development. • Preparing the master plan for the sites and management of all design consultants and sales and marketing personnel. • Securing all statutory permits, approvals and completion certificates. • Managing the procurement of buildings contracts for all stages of the development. • Creating and maintaining project feasibilities and discounted cash flows and regular reporting to equity partners, the Board and external bank financiers. • Driving sales and marketing to ensure sufficient pre-sales to achieve financial close for each stage of the development. • Setting up in-house Development Management procedures and “Stage Gate” approval guidelines. • Mentoring and managing Development Managers and Assistant Development Managers. • Acquisition and divestment of major residential sites and preparing feasibility studies on potential acquisition sites.
