Ayala Property Management Corporation (APMC) is the largest property/facility management company in the Philippines with over 200 managed properties. APMC's main goal is to provide world-class facilities to their clients.As a property manager, I handled the operation and maintenance of a 24-story office building with two (2) levels of basement parking and a retail mall. I conducted risk-based inspections analysis and developed maintenance strategies which includes the 52-week preventive/preventative maintenance program. The main priority was to ensure the safety, security, and comfort of all the ≈3,300 employees and executives inside the building with zero (0) equipment downtime. I would not have achieved it without the help of my team which is comprised of 17 Maintenance Technicians, 22 Housekeeping, 11 Carpark Tellers, and 53 Security Guards.Another main responsibility was the commercial side where I created budget for both OPEX and CAPEX of the facility. During operation, one of my Key Performance Indicators (KPI) was to save 3% of the OPEX ≈20M Php. This goal was achieved by hands-on monitoring on the monthly budget as well as introducing innovative solutions such as equipment operations adjustment. Show less
