I have known Nicole Sobottke since 2009. Directly after graduation with her Bachelors in Science in Natural Resource Sciences, minor in Water Quality, she joined Idaho Fish and Game to monitor fish populations and habitat quality. While she enjoyed and excelled in this position, she was unable to maintain this position due to EPA budget cuts. From here, she made a difficult decision to reinvent her career and transitioned into fee home appraisal. Nicole was well on her way to becoming a fee home appraiser, but unfortunately, as with many people during this time, she had lost her position in March 2020 due to COVID-19. During the pandemic, Nicole opened up her options again, to explore Cost Segregation, yet still had an interest in home appraisal. Although she had the opportunity to advance her career with home appraisal, she became more passionate about Cost Segregation. Since I've known Nicole, she has always been a straightforward, self-motivated individual with the ability to conduct thought out defined decisions. She has an ability to adapt, a talent for leadership, computation, science, and the ability to read others' behaviors. As Nicole strives for upward mobility, I believe she will make a great addition to your company's viability.

Moving a crossed the country can be really scary, but if you’re lucky, you meet the right people. I met Nicole in 2020, after a big move to the quaint town of Moscow, Idaho from a large city back east. She was my tour manager for a Kane Brown concert we help orchestrate. Nicole helped this event run smoothly, even though we experienced some weather difficulties that day. We all had a wonderful time working this event, as well; enjoying food, music, and each others company in the thick of it all, we really got to know each other and develop a longer lasting relationship. In getting to know Nicole I have learned so much about her. From childhood to adulthood she has done so much. I was told, in depth, of her career in science; where, she would count the fish in the river and keep track of them. She really got to learn about the ecosystem in the Leavenworth area, as well as, the best spots to really enjoy the beauty of that River. Then, she had moved to a new area; where, she had acquired new skills. Her career in home appraising started where she really started to network in her new town that she now calls home. During this time Nicole also worked at other jobs, much like the A+ staffing job; which brought her so many more opportunities that she was able to take advantage of. She was able to travel a little with working so closely with University of Idaho event planner companies. But then the pandemic hit, and it really effected these lines of work. Nicole had to recover from this loss of career and was able to obtain other opportunities that she also strived in. She was able to reinvent herself with a career in cost segregation. There was a time where housing appraisal did come back into her life for a little while as well, but she ultimately stuck it out with the cost segregation career path. I would definitely say Nicole is the type of person that is self motivated, level headed, and delightful person to be around. Guaranteed, Nicole is the type of person to make a friend everywhere she goes. While being friendly, she is also a very fair person, that makes the best decisions possible for the entire team and experience of everyone involved. Her skills in leadership, communication, and management really makes Nicole the ideal candidate for any team you decide to add her to.

Cost segregation is a tax deferral strategy that frontloads depreciation deductions for real estate assets into the early years of ownership. A study segregates the cost components of a building into proper asset classifications and recovery periods for federal and state income tax purposes. Responsibilities include but not limited to; Independently reading and understanding architectural, site, mechanical, and electrical construction drawings for all types of structures. Independently completing detailed quantity take-off and documentation of all architectural, site, mechanical and electrical components. Reading and understanding project specifications and project manuals. Using professional judgment in regard to determining the physical condition of building components. Collection of construction field data on buildings through measuring, and production of detailed notes acceptable for costing and audit purposes. Visual documentation of all project site inspections through photography and/or videotaping. Independently identifying building components that will be segregated for depreciation acceleration. Travel in and out of state as necessary to complete site inspections and meet with clients. Travel as needed to meet with clients and tenants for on-site visits. Take and maintain detailed notes, sketches or measurements during the visit. Photograph the site, building and qualified assets for audit authentication. Take-off asset quantities from architectural drawings or site visit data; interrupt blue print data. Meet client and tax deadlines. Accommodate busy season demands during January through April.
