- Meet with Pre-Construction Team and President to set strategy and understand the performance requirements of the project, review the contract, clarify SOW, budget, phasing of delivery, and construction schedule. - Set up the projects in the project management software, fix the timeline and budget, detail and delegate the tasks. - Delegate and review submittals against specifications, drawings, and contract requirements. - Verify field dimensions, backing locations and mechanical/electrical rough-ins. - Create RFI’s to clarify conflicting information and project requirements. - Initiate purchasing process according to the project schedule. - Approve material prior to ordering or releasing it for production. - Review construction schedule for job readiness and coordinate installation of materials. - Accurately control the budget throughout the project. - Create and manage all change orders. - Resolve discrepancies and Jobsite issues as/when they arise. - Maintain well-documented electronic project records, including all communications, change orders, approvals, and anything pertinent to the project. - Create billing SOVs and coordinate with the accounting team monthly billing schedule to ensure monthly labor and material expenses are covered. - Assist the accounting team with the collection of accounts receivable. - Perform overall quality control of the work (budget, schedule, plans, personnel’s performance) and communicate the status of the project to key stakeholders by providing regular progress reports. - Monitor progress of project, communicate allocation of resources and interactions between vendors, subcontractors, and clients. - Interact daily with the clients to interpret their needs and requirements and represent them in the field. - Create and share project closeout documents, including O&M’s and as-builds as required - Create P&L analysis.
