The site boundary for Phase 1 is defined to the east by Al Shamal Road and to the south by Rawdat Hawtan and Al Ghezlaniya. The northern boundary is defined largely by the access road to Interchange N10 (Al Kharaitiyat North Road) and Abu Kharsaah Street. The western boundary is largely defined by the limit of development with the exception of the southern portion where it follows Gharrafat Al Rayyan Street. The total area of the scheme isapproximately 1,054 ha. The Project has been split into 4 Packages for tendering. Package 02 covers an area of 308Ha and forms the south-east portion of the overall project, bordering the Zakreet Street to the east, Gharafa Al Rayyan St to the west, Al Raffa Street to the North, Alghazianiya Street to the South, with Zakreet Street separating Package 01 and Package 02. The existing site is approximately 80% developed, with a mix of existing residential villas and compounds, commercial developments, schools, mosques, farm land, utility plant, park land and open space The proposed roads within DN004-Package 02 include major roads and local access roads. The road corridor widths vary from 16m to 40m. The proposed road network is entirely at-grade, with signalized junctions. All other junctions are roundabouts, T-junctions or right-in, right-out. The road construction shallcover the entire corridor width. Hence, the cross sections will be constructed including the footpaths, medians, road signs and marking, and any associated landscape.
