  Ø Ensure the day to day management of site-level staff in accordance with expectations of ownership and/or Operational Excellence Ø Greet prospects and qualify by covering all criteria (ask questions, complete guest cards, etc.) Ø Maintain a closing ratio of 94% or higher Ø Update availability report, process applications for approvals. i.e., credit check, rental history, etc Ø Lease and Manage 240 conventional studio, 1 & 2 bedroom apartment units Ø Hire and train staff Ø Supervise leasing consultants and maintenance/janitorial/grounds staff of 10 Ø Monitoring lease renewals, distribute/follow-up on renewal notices Ø Maintain accurate records of all community transactions and submit on timely basis (i.e., rent rolls, delinquency reports, move-in, move-outs, variances, budgets, etc.) Ø Prepare weekly and monthly financial reports Ø Review and monitor annual budgets for the property Ø Ensure that invoices are submitted to the corporate office for payment and handle petty cash Ø Ensure that all rents, late fees, check charges are collected posted and deposited.
