At Chain Residential, I am constantly communicating with applicants and tenants. Achieving my targets in Letting out properties on a monthly basis means that I am often in negotiations with landlords in order reach a compromise and complete deals. My daily tasks involve organising viewings and showing potential tenants around homes. A part of my role involves providing consultation to landlords, this can be from advising how to improve their homes or on effective pricing for their properties based on market data. Another role I am tasked with is canvassing for new landlords and properties, I approach landlords about marketing their homes in order to find suitable tenants for half the time and effort. Once I have taken on a new landlord it becomes a priority to visit and assess their property for the sake of product knowledge as well inspecting for necessary works to be carried out. Undertaking reference and credit checks for suitable tenants is another duty of mine, I carry out background checks for anomalies in an applicants history that a landlord might not be comfortable with. When an applicant passes these checks I draw up contracts and preparing tenancy agreements.
