Commencing in November 2002 - in a period of significant corporate change for Independent, working with a number of key individuals and teams within the business, Michael was an instrumental part of, and contributor to the shaping and growth of the development and project marketing business into the thriving business it is today - now known as ‘Independent Projects’. Michael has developed applied skills in: project feasibility; project and unit design; planning and the passage of projects through the development application process to DA approval; development site sales; project marketing and project sales; preparing new business and formal tender submissions (winning new business with small, medium and large builder and developer clients as well government clients); and advocacy roles on behalf of clients - attending mediation and tribunal sessions. In some capacity, Michael has assisted the passage of well over 15,000 apartments and townhouses through the many divisions of the Independent business model: from project marketing to project sales; mortgage brokerage; project client relations; strata management; project leasing and property management. Michael assists Independent's broad range of builder and developer clients at various stages of their projects. In this intermediary role between the Independent project team and the clients project team, and between the Independent sales team and the clients legal team, Michael not only facilitates sales, but also ensures all critical time points in the sales process are hit i.e. sales instructions issued, sales exchanged and sales settled. As Project Manager, Michael runs each project to ensure its entire progression from initial stages right through to the first strata Annual General Meeting runs smoothly, and that all stakeholders in the project – including purchasers, are happy with the service they have received and are pleased with the as built outcome.
