Real Estate Management of over 755,000 SqFt primarily comprised of Medical Arts Buildings, an Ambulatory Surgical Center, Medical Plazas, and Urgent Care Centers. As well as the management of a 100 unit residential community. Previously assisted with the management of over 678,000 SqFt of Corporate Office Buildings. Manage all aspects of the day-to-day operations of the property, including budgets, maintenance, service contracts, tenant relations, lease administration, life safety, and direct and indirect supervision of all site personnel. Collaborates construction department to manage and oversee Tenant Improvements (TI), and or building projects for repairs and/or improvements. Assist Director with long range goals and strategies of the real estate holdings. Oversee compliance with life safety code and healthcare regulations including Environment of Care standards of The Joint Commission & any and all local, state (AHCA) and federal agencies. Initiate timely implementation of corrective actions to address deficiencies. Ensures compliance and collaborates with maintenance engineering and safety to oversee the administration of required documentation. Administer the leases of the property ensuring that each tenant complies fully with all lease provisions and with documented rules and regulations. Provide for and function as the direct and main liaison between the Real Estate Management department and the tenants. Supervise site staff under direct charge. Ensure appropriate staffing levels, and manages man-hours in a cost effective manner. Oversee site personnel not under direct report and collaborates with leaders of this staff providing direction and supervision as needed. Conduct monthly financial analysis. Explain variance from budget clearly and concisely as documented in the monthly variance and executive summary reports. Produces and submits to Director operating and capital budget for properties under direct charge.
