  Sole interior designer at a small commercial architectural firm. Project types included retail, restaurant, corporate office buildings, corporate and medical interior build-outs, assisted living facilities, government, worship, and education. Responsibilities included:  Facilitating initial design consultations with clients, creating project proposals and developing and negotiating directly with clients.  Conducting preliminary design meetings with clients to facilitate programming and create concept plans.  Space planning and creating construction documents including but not limited to floor plans, reflected ceiling plans, elevations, construction details, door and finish schedules.  Creating presentations using drawings, sketches, finish boards, and 3-D renderings. Leading presentations to clients, boards and committees.  Coordinating construction document production with structural, mechanical, and electrical engineers.  Creating formal project manuals and specifications.  Permit acquisition including walking a project through the permitting process at the local jurisdiction, communicating with the reviewers, and handling comments and responses.  Handling the bid process including creating and sending invitations to bid, bid forms, and addendums. Interviewing general contractors with clients.  Construction administration including submittal and shop drawing review, RFI responses, and reviewing pay applications. Liaison between engineers and general contractors to handle CA issues. Attending CA job site meetings.  Creating punch lists during final project walk thrus.  Developing project budgets, schedules, and timelines.  Selecting, specifying, ordering, and purchasing of furniture, fixtures, accessories, equipment, and artwork (FFE).
