Estimating/Solicitation: Design, implement and maintain cost tracking CSI database of subcontractors and vendors. Distribute contract documents to qualified subcontractors for upcoming projects and design online plan room. Review plans and specification and utilize at-risk estimating software. Identify project requirements, constraints and alternate strategies. Contract Drafting, Award and Preconstruction: Bid analysis/evaluation and Negotiation. Obtaining bonds, writing purchase orders and the review and drafting of tailored contracts to subcontractors and vendors. Prepare AIA G703(Schedule of value) per engineers approval. Schedule work with Primavera Suretrak scheduling software. Implement O.S.H.A. approved safety program tailored to the project and review subcontractors’ safety training programs. Prepare and review submittals from subcontractors and obtain RFI’s and RFC’s from engineer/owner. Contract Integration and Management: Schedule and manage construction and pre-installation meetings. Resolve and/or escalate issues in a timely and tactful fashion. Oversee project budget/cost management and ensure construction in accordance with A.S.T.M. Standards and installation methods. Ensure civil, architectural, structural, mechanical and electrical drawings and details are followed and check for any drawing related interruptions. Oversee and obtain test report in accordance with AASHTO, DOT and ASTM requirements for soil, asphalt, concrete, masonry and steel. Prepare and submit AIA G702 (Certification for payment). Submit and review subcontractors AIA G701 (Change Order’s) as needed. Responsible for obtaining partial and complete release of liens from subcontractors/material men. Prepare close out documents, O+M manuals, certificates of installation, letters of completion and warrant bonds. Manage project budget, accounts payable and maintain accurate and thorough contract records and P/L statements.
