I took on the challenge to manage 15 buildings, 350 units, throughout the Chicagoland area ranging from Evanston to Oak Park. This portfolio had an average of an 11% vacancy rate along with serious delinquency. Within 3 months I was able to get a handle on the delinquencies, reduce evictions, and make necessary improvements to the buildings to bring the vacancy to an all time low. Within 6 months, I managed 3 major rehabs totaling over $100K, stabilizing the properties resulting in their sales. The sales of all 3 buildings were over $30,000,000. Shortly after the last sale, the management of all the CAF Managed portfolios, including mine, were distributed to a third party management. Show less

My primary portfolio was managing a portfolio for CMHDC (Chicago Metropolitan Housing Development Corp.). This portfolio ranged from the far south side to the Rogers Park area. It also included a 51 unit project based building as well as 16 public housing units in a mixed use building. This was my first opportunity in Real Estate, Property Management. When I was first hired, I was the administrative assistant responsible for filing, answering calls, and generating work orders. Shortly after, I learned how to manage delinquencies. The next year I added conducting lease signings to my responsibilities. In my second year, I moved from administrative assistant to lease coordinator which entailed processing applications, generating leases, and overseeing the renewal process. After the 3rd year I was the jack of all trades and was able to help in every area needed, however my primary focus was managing the properties. That position entailed ensuring that maintenance requests were completed in a timely fashion, renewals were signed before the 60 day mark, apartments listed and marketed at the 60 day, mark and keep delinquencies low.
