We collaborated on several projects in his role as a Senior Accountant and mine as Real Estate Director.       Kubik Maltbie closed their Middle East Operations and I relocated to LA California and worked on a project basis. TOBO Construction was required by the owner of the City of Signal Hill, CA to hire a full time on-site Project Manager due to the project’s lack of progress and the inability to conform with the public works construction management compliance issues. When I was hired to manage their $12 million dollar library project it was at 40% complete and was on track to be assessed over $400,000 of liquidated damages. Responsibilities included first analyzing where the delays occurred and who was the responsible party. I concluded that the Architect of record and the owner was at fault and presented documentation and correspondences to prove so. Once all parties agreed it was decided to drop all litigation and a change order for a time extension and money was issued. After all related parties agreed to proceed my primary responsibilities included but was not limited to buyouts, approving alternative “As-Equals” for cost savings, coordinate subcontractor logistics to prevent conflicts in the staging of the works, contractor representative for owner meetings, negotiations of the percentage complete for monthly AIA billings, Access all past, current, and missing submissions and coordinated with staff to provide up to date information, worked closely with fabricators to reduce lead times due to delay in submissions, worked closely with the state storm water commission and developed a SWPPP plan to prevent owner hiring a full time contractor to take over and back charge costs to our contract, Also provided superintendent responsibilities due to the inability of existing superintendent to perform the respective scope of work.
