  Project Director for a Malaysian main board public listed property and construction firm called Knusford Berhad. It is a subsidiary of Iskandar Waterfront Holdings (IWH) whose major shareholders are the Malaysian investment arm Khazanah Nasional Berhad and Johor State government. IWH is the Master Developer in the Johor Iskandar Region. IWH is also the 40% shareholder of my previous project at Tropicana Corp Berhad.I headed the operations department of Knusford Berhad for Malaysia and Philippines. We have joint venture partnerships with large Chinese Companies notably Greenland Group and CREC (China Railway Engineering Corp), both which are Fortune 500 companies.At our Greenland Knusford Construction company, I was the Assistant General Manager. I also lead for our company in the Consortium CREC-Ekovest-Knusford to bid for the Singapore - Kuala Lumpur High Speed Rail project.   I head the project team to develop this 37 acres project. The Gross Development Value is Malaysian Ringgit 8 billion or USD 2.5 billion. The GFA of the development is 8 million sq ft, consisting of a 1 million sq ft Shopping mall and 9 Residential Tower Blocks. Separately I head a neighboring development of a 57 story, 5 star hotel with GFA of 1.35 million sq ft.Our project is called Tropicana Danga Bay and it is located in Iskandar, Johor Bahru Malaysia. Currently SE Asia hottest growth area due to it's close proximity to Singapore.

  As the number 2 person in the company after the CEO, my main role is the operation of our company’s projects and business development.During the past 5.5 years in China, I have handled 4 projects with the same company, ranging from business development, project development operations, property and leasing management , handling of disputes in courts, contracts and negotiations of purchases and disposal of assets.In Business Development, my work includes networking, looking at land, meeting with potential partners or buyer/sellers, preliminary negotiations, preparing feasibility studies and calculating the Rate of Return of each potential project based on different business options to recommend to my boss.On the Operations side, I have ran or running the below mentioned projects for my company.In Shanghai, I managed the development of our 12 story office building at the prime Jingan district ,Shanghai. The GFA of the office building is about 11,000m2.

  Chengdu Hanjing Real Estate Holding Co, Ltd is a Joint Venture between M/s Huamin Real Estate Holding Co, Ltd, a prominent Taiwanese property developer and Dolford Investments Management.The partnership was formed to develop a Twin Tower 41 story, Grade A Hotel, Office and Retail development located at Tianfu Square (天府广场） in Chengdu (Where a Chairman Mao statue is located). The land is located in a Prime CBD location in Chengdu.The project title is 帝豪中心, with a GFA of 170,000 sqm. The total investment value of the project is approximately Rmb 1.7 billion.DIM had earlier purchases the prime land from private land owner and government auction. Later we invited partners to jointly develop the land. Since the partnership contract was signed, I had remained in Chengdu to represent DIM to manage and develop this project . My work includes running a team to develop this project, from liaison with government agencies, budgeting, contracts, accounts, purchasing, and managing of architects, designers, project manager and contractors.

  In my second assignment with Dolford Investments, I was assigned as a General Manager to manage another of it's China property assets, this building is called Huamin Empire Plaza （华敏翰尊国际大厦）and is classified as CLASS A office building in Chengdu, China.MINT Investment 明鹏投资管理（上海）有限公司 is a subsidary of Dolford Investment 多福The building is a 42 story with a lettable GFA of 60,000 sqm and is located at Chunxi Lu in the heart of the city in Chengdu, China. The company has since divested of this whole building investment.Our company took a distressed office building, and completed its remaining construction and renovation. We then started to leased the office space out. After an occupancy level was reached, Dolford has since divested its investment with a tidy profit.I handled this investment concurrently with our project above.

This mall was part of our China Property Investment PortfortliosDolford is a private equity investment company, investing in Properties mainly in China and Great Britain. Wending Living LIfestyle is a new High End furniture mall in Shanghai, with clients like B&B, Rolf Benz who rent our shop spaces.Leading a team of Retail professionals, my main responsiblities are :To ensure that the renovation of the mall is up to standard and completed within time and budget.To ensure that the Property Management Company are maintaining high service standards in customer services, cleaning, maintainence and security.Promotion of the newly opened mall, including advertisements and events.Leasing of the shop spaces as soon as possible so that the company can recoup its investments.

  United Engineers is the oldest and largest Public Listed construction company in Singapore, with interest in Construction, Property development, Environmental Engineering and sales.During my 7 years at United Engineers, I have worked on several of their notable projects as Deputy Project Managers and Project Managers. All the projects were different, hence I have diverse experience in most types of building and infrastructure projects.My first project was a Institutional building for the Salvation Army (Singapore) at Upper Bukit Timah. My capacity was the Deputy Project Manager and was responsible for the management of the construction project and to ensure that the project was on schedule and within budget.The project value was Sing$ 13 million.My second project in Singapore for UES, was the Project Manager for Upgrading of 1,700 unit of HDB flats (public housing) at Clementi Avenue 5. The project value was Sing$ 33 millionMy last assignment with UES was a Deputy Project Manager for the Upgrading of Chua Chu Kang Waterworks project for Public Utilities Board or PUB. The work involves remodeling the water treatment process for the waterplant. Chua Chu Kang water plant is an important part of the Singapore water processing network. The project value was Sing$ 32 million.Besides my main duties in Singapore, I was also send to Kuala Lumpur, Malaysia to lead a successful 50 Sty Condominium Tender called K-Residence (located beside Petronas Tower). The construction contract was worth more than RM 200 million.

  During my time with United Engineers, I was seconded to its Indonesian subsidary M/s PT UE Sentosa, Jakarta, as a Senior Project ManagerI was send to the city of Medan, the 4th largest city in Indonesia, to lead a Main Contractor building team to construct a 170,000 sqm exclusive shopping mall called Sunplaza. Leading a team of 52 staff, we managed to successfully completed constructing the shopping mall, from basement to store opening in 14 months. To this day, Sunplaza Mall remains the Top shopping mall in Medan Indonesia.For information, there are only a handful of Singapore Main contractors in Indonesia due to the many challenges and legal framework.



Sato Kogyo Ltd (Singapore)

  When I was with Sato Kogyo, I was assigned to both its Civil Engineering and Building Division.At the Civil Engineering Division, I was appointed as the Senior Engineer for the Land Transport Authority C702 MRT project. MRT is the SIngapore subway rail systemThe project involves the construction of 2 underground MRT station and the subway tunnels. I was the Senior Engineer assisting the Construction Manager to construct the underground MRT rail station. The project value is Sing $ 256 millionThe second project was with the Building Division, where I was promoted to Site Manager. I was in charge of the entire site and its construction progress.The project is the City Harvest Church. The large praying hall is located at 30 meters deep underground. The construction technique of Top down construction was used due to the limited space.The project value is Sing $ 25 million. This project was awarded the best managed project within the whole Sato Kogyo group including Japan for the year 2001.
