I am the Managing Director of Power Steam Australia Pty Ltd. Due to the mining boom around Australia I was fortunate enough to become the Project Administrator on the Narrow Project in Gladstone. The project was to install piles to facilitate gas pipelines from Curtis Island to Gladstone. Key responsibilities • Ensure the SWMS/JHA are in place daily for the job in hand • Take account of each piles depth and torque used and then incorporate my finding into a daily report including a spread sheet showing calculations at the end of each day for the engineers comments and/or approval • Onsite liaison to MCJC Site Supervisor and/or Client • Assist with Operators as an offside to help complete work on time • Daily prestart checks on the excavators • Working around machines/machine operators • Hand held radio procedures in and around the sites • Rules, regulation and procedures in driving onsite vehicles • Set out safe boundaries zones so the operators and other offsiders are able to focus on the job at hand • Dogging operators to a safe working area • Eyes/Navigator for the operators blind spots • Machine wash down in order to pass weed and seed so they can be taken off site • Correct use of PPE, SWMS/JHA, lifting methods, managing boundaries etc.

Just moved to Australia from England and started working for JLL where I Managed a portfolio consisting of 13 Private Hospitals around Australia, 4 Commercial Buildings and 2 Industrial sites. Key Responsibilities • Manage cash flow, distribution analysis and investment projections. • Respond to tenant requests/problems in a timely and courteous manner, and generate work orders directed to vendors or maintenance staff. Follow-up with the tenant to ensure satisfactory resolution of the issue. Ensure that there is 24-hour emergency coverage for the property at all times. • Conduct periodic inspections of the property and tenant spaces to ensure compliance with leases and the proper upkeep of the property. • Ensure that property and lease files are properly maintained and kept up to date in accordance with company policy. Prepare and maintain appropriate tenant lease files, records, correspondence and file notes. • Coordinate entry of all property information into the software program and establish reporting protocols for maintenance requests, preventative maintenance, vendor and tenant Certificates of Insurance and key lease date tracking. Monitor all key dates and reporting within the Building Engines system. • Coordinate production and ordering of signs, tenant identification, etc. • Produce monthly and annual reports. • Preparing of transaction related documents. • Maintain contact and other databases for company. • Coordinate regular inventories of all business property. • Sort, code and ensure accuracy and compliance with contracts of all property related invoices. • Coordinate and schedule appointments, on-site & off-site meetings and conference calls. • Collect and organise all property information in a format for quick reference. • Detailed verification of all invoice amounts and information with approved Service Orders or Contracts. • Investigate cost reduction opportunities.

Responsible for a large portfolio consisting of approximately 90% residents management company (lessee) owned/controlled properties, the remainder investor freeholders and commercial property management attached to the residential properties.
